The first time we meet will be very informal.  You can give us a tour of your home and tell us all the wonderful things about it.  We will talk about your reasons for selling and your all selling objectives.  This is a good time to ask any questions you may have.  We are happy to give you a good idea of what to expect during the selling process, discuss preliminary ideas for home preparation and finally, discuss possible pricing. 

 

Are you ready to Sell Your Home?

Once you decide that you are ready to sell your home, we will sit down to review and sign a standard Listing Agreement.  We will also complete all the mandatory disclosure forms. We will make sure your home is photo ready, then arrange for the professional photographer to come.  We will discuss and review our full marketing program, so you know what to expect next.

 

Let’s make it presentable

Before putting your home/property on the market, we want to ensure it is most attractive to potential buyers.  Knowing how to cost effectively accentuate the best features of your home is at the core of what we do.  We will provide you with a list (and often some estimated costs) of suggested repairs, if there are any, and formulate a plan as to how to best maximize your value within your budget.  As we walk through your property, we will discuss minor repairs, curb appeal tips, staging and how to make your property feel welcoming to potential buyers.

Pricing your home competitively, from the start, will create the most activity among brokers and buyers- and lead to a faster sale, at a higher price.  There are all kinds of studies and data that prove that the “list high to see what we get” theory does not work. You only have one shot to make a first impression. We are here to help you determine the best list price so that you are not leaving any money on the table. Establishing the value and list price for your property involves researching and comparing similar properties and weighing factors including location, condition, amenities and market conditions. We will arrive at a competitive price aimed at generating strong buyer activity in a reasonable amount of time.

The complexity of evaluating offers and processing transactional documents will be made very easy for you through our continuous guidance and communication. We will review all offers, and terms of each offer, with you and we will negotiate on your behalf so that you obtain the highest possible price for your home, while limiting your exposure and protecting your bests interests. Once your home is in escrow, we will prepare all seller required disclosures and reports, remain involved with home inspections and appraisals, and make sure all contingencies and repair requests are removed in a timely manner per the contract. Most importantly, if your buyer is financing, we will stay on top of their loan process, so we make sure we stay on track to close on time.  Communication between us is imperative and we can assure you that you will be informed every step of the way.
